$655 room for rent in Urbana East Central IL

Looking for a new housemate. They will be added to the lease and take the master bedroom of the house. Our current lease ends on July 23rd 2021; but I wish to renew for another year, so you will have the option to stay for another year.
Where? 910 N Busey Ave, Urbana, IL 61801
How much? $655 a month (your half of the rent). Also, half power/gas a month ($80 monthly average during a year). Of course, hotter and colder months the bill is higher. Internet is I3-Broadband and your part is $25 a month (200mbs).
Water, lawn maintenance, and garbage/recycling is included in rent.
When? ASAP!! The lease ends on 7/23 2021, but I will renew, and you will have the first option to stay in the lease for another year.
Pets? I have a cat who is not good with other animals (hes shy, but he will warm up to you). So sorry, no pets!
Your room? The master-bedroom is on the first floor. It has a full bathroom with shower and bathtub, a medium walking closet and a storage closet. The room fits easily a queen size bed, one dresser and a full desk with no problems. Good sunlight comes (two windows).
Common areas? The house is fully furnished, and youre welcome to use everything for daily life. Kitchen and living room will be arranged to accommodate your things. Washer/Dryer in the basement, which you can use to store things if needed. Also, there is a room upstairs we use as a closet.
Location and buses: Close to Carle Hospital and Crystal Lake Park (5 blocks). Quick access to bus lines. 3 blocks away from Lincoln Ave (22 Illini MTD bus stop) and 1 from Fairview Ave (7 Grey MTD bus stop). Less than 20 min walk to Urbana downtown and 35 min to Champaign downtown.
House details? Its a two story 1,800 SF. 1 bdr first floor, 3 on the second. Driveway and street parking available. Each floor has its own living room. Window AC on each bedroom (they take them to the basement each winter). Heat comes from hot-water baseboard heaters around the house and on each bedroom. Eat-in kitchen has good storage space, but no pantry. It is fully equipped (stove, fridge, dishwasher, microwave, etc.). Big unfinished basement with washer/dryer. A medium-size backyard and a front yard.
