$700 2 bedroom in Anyang Gyeonggi

My parents own a private house, living on the second floor. There are two separated private units on the first floor. One of the tenants are leaving on July 31st and Id rather make my parents rent the place to friendlyers instead of friendlys since they dont follow the laws.

I have a realtor license and my English is kind of bearable since Ive been speaking English regularly day by day from 2011 and also my wife is friendly.

Whoever rents this place out, I will give you the tenants rights in English on a written paper as a contract.

Deposit : 7,000,000 KRW
Monthly Payment: 700,000 KRW

The place has a 508L refrigerator, and a laundry machine.
We can offer a desk w/ book shelf and a drawer which my sister used to use, free of charge.
No bed and no A/C.

We can lend you floor bedding stuff for an additional small fee (we can discuss it, depending how many you want)
Theres a floor heater (hot water supplier) as well.

If any machines and facilities which maintain the place properly are broken by accident, my parents (landlord) are in charge to fix.
If it is broken down by tenant, they are obligated to fix or pay the repair fee.
For example, you wash ridiculous amount of clothes or bedding stuff with the laundry machine and its broken, its your fault.

The floor heater (boiler) and water pipes are usually landlords charge unless its broken by tenant (like kicking or hitting with a bat because they are mad)

Door lock with passcode that you will change. You can park your bicycle but I assume my parents have several bicycles and you can borrow one with no charge, but they are kind of old.

You and my parents (and/or I as the lawful agent) will check the status together before moving in, feel free to take pictures if you want.

My parents are quiet people, small parties are fine but loud/noisy ones are not allowed.
Dogs are fine, just please dont let them bark in the house.
Cats are not welcomed but if you must have, you can. Just make sure they dont damage anything including wall papers unless you are fine to pay for it when leaving.
You can smoke but you must go outside of the building to do it, and bring your cigarette butt back home to throw out (no littering outside).

Transportation and around the area:
There is a government CCTV watching around the street where the house is located.
Nearest subway station is Anyang station, which takes 15 mins on foot. (5 min by bus)

To get to:
- Pyeongchon Hagwon area: take bus #3 which is 2 mins away from the house, and the bus usually takes 20 mins as I remember.
- Seoul (Shinchon, Yeouido, Guro, Gasan Digital Complex, Sadang) by bus without transferring (from another bus stop about # min away from the house).

The following are on foot unless a different method is mentioned:
- Two traditional markets close-by, one is 7 mins away, the other is 15 mins.
- There is Lotte Supermarket nearby which takes 5 mins, and Kims club (a small supermarket chain) is 20 mins away.
- Anyang River where you can jog/walk is 10 mins away, Manan Elementary school for 10 mins and Anyang peoples Middle/High school is 5 mins away. Anyang High school is 15 mins away.

If you are registered and have ARC, I can help you register at the libraries near there (I havent tried my wifes but we can check)

If you like hiking, Suri-san Mt. and Samsung-san Mt./Gwanak-san Mt. are around the house, although you will have to walk between 20 mins to 30 mins to get to the entrance.
