2 bedroom, 2 bath garden home to share with reliable existing tenant. MUST be RELIABLE as well and treat property with total respect.
Preferably male and NON-smoker. Also, there will be NO drunkenness ALLOWED in my home. I have security cameras and this will be strictly enforced.
Rent is $700 a month with a one time non-refundable deposit of $300 is required. So, $1,000 will be required up front to move in. Also, a BACKGROUND check will be required. Based upon that, along with the interview process. This will determine whether you qualify or not.
Rent is due the 1st of each month or before.
The rent will include ALL utilities(electricity, gas, water, garbage, cable TV and Internet access Wifi) Owner will pay all those bills.
The new tenant will get the master bedroom with a his own bathroom.
He will share all common areas of living room, dining room, kitchen, back patio, and washroom.
The bedroom is unfurnished, so the tenant will have to have his own bedroom set. There is no cable TV currently in the master bedroom, but it can be connected if the new tenant want TV in his bedroom. However, if a box is required, an extra charge of $10 a month will be added.
The tenants bathroom is a tub/shower combo and has shower curtain and liner supplied and is connected to his bedroom.
This is his bathroom and his only.
Each tenant has their own bedroom and bathroom. These areas are OFF LIMITS to the other tenant.
The living room will have NO television, but Cable TV(Spectrum) is supplied in there, so if new tenant watches TV in the living room, he will supply his own television. NO TV can be attached to the walls. The living room comes furnished with a sofa(recliners on each end), and 2 separate recliners. One end table. There is also a 5 ft long dresser that can be used as a TV stand if necessary. There are 6 large drawers in it for storage if needed. The living room has a desk furnished in case the tenant wants to place a computer on it. The fireplace is a working fireplace but it will not be used as such. Absolutely no fire will be allowed in the fireplace.
Dining room has table and 6 chairs. The current tenant generally eats in the kitchen or the living room. If you must eat anything in the bedroom, you will IMMEDIATELY clean your mess.
Kitchen is small, but has all appliances furnished, including microwave, 2 toaster ovens, stove with 4 eyes and oven, dishwasher(which is seldom used since we wash dishes by hand, or eat on paper plates), garbage disposal, electric can opener, all utensils, plates, saucers, bowls, storage containers, measuring cups, and eating utensils(forks, knives, spoons, ect.....) If new tenant drinks coffee, he will have to supply his own coffee maker.
The patio in back is concrete uncovered. It has a charcoal grill that each tenant can use. If used, please keep clean. There is a wrought iron patio table with a patio umbrella over it, along with 4 wrought iron chairs with cushions.
The washroom is located in the long hallway and has a brand new washer, along with a very good used dryer. Make sure you empty the lint catcher in the dryer after each use.
Parking is as follows: the garage is a one car garage, so the current tenant is parking in there. The new tenant will park on the parking pad.
There is limited storage space in the garage, so large items will not be able to be stored there. There is heavy duty shelving available.
Tenants are REQUIRED to share in taking care of the property. The current tenant does ALL vacuuming and mopping of the non-carpeted floors with the exception of the 2nd tenants own bedroom and bathroom, which he is REQUIRED to keep clean.
The new tenant will be required to mow the small lawn along with edging, weed-eating, and blowing. ALL lawn equipment is supplied. This sounds like a lot, but when you see how small the lawn is, it will not take more than an hour at the most to do front and back.
On occasion, the patio and parking pad will need to be pressure washed.
